Organization of Construction Financing Fund

Kreditprombank offers to the constriction organizations, providing dwelling constructions, the scheme of organizing the financing of the dwelling and build-in and out non residential estate. This scheme is absolutely transparent and clear for understanding as for the constructors as for the potential buyers of the dwelling. It allows the constructors to obtain the financial support from the bank at the first stage of construction, from the one hand, and to protect financial investments of potential buyers from unauthorized use up to the end of the estate construction from the other.

The idea of the scheme is in the organizing of loan for dwelling estate construction, against the pledge of construction technique, estate and/or rights of property for estate, which will be built in future, on the following scheme:
The bank grants the loan to the construction organization (constructor) by opening tranche credit line against the pledge of construction technique, estate and/or rights of property for estate, which will be built in future by the Construction Financing Fund (CFF), organized by the bank as CFF manager for the constructor’s objects;
The bank accumulates cash funds of investors-trusters, received as fees according to the agreements completed with agreement trusters on the participation in CFF, on the account CFF, from which the constructor is being financed according to the financing schedule and construction estimate;
If there is a need, the bank grants loan to trusters against the pledge of the property right on the investment objects included in the estate, which will be built in future by the Constructor;
From the amount of the funds transferred to the current account of the construction, the bank makes withdrawing according to the agreement in the correlation discussed with the constructor in advance, the parts of the funds to reimburse the loan till complete repayment of the whole amount.

This scheme is very comfortable in the case of organization of the estate sell (apartments) on the construction stage as 1-2 floors of the residential building (complex), when investors see real results of the construction. On the first stage the bank grants the loan to the constructor, and when the fees are coming from the tractors on the later stage the bank makes partly reimbursements of the loan till the full repayment, making constructor feel free about further services of the loan (credit line).

Approximate scheme of the relations to organize Construction Financing Fund type «А»




  • Bank –Manager (Банк – Управитель) completes with the Constructor (Застройщиком) agreement on construction of the object of the investment;
  • Investors (Инвесторы) complete with the Bank- Manager (Банком – Управителем) an agreement on trust management of the property (cash funds) to construct the estate (dwelling);
  • Constructor (Застройщик) completes with Insurance Company (Страховой компанией) an agreement insurance of constructing-installing works from the risks of their damage or destruction in case of man-caused damage and natural disasters.
  • Investors (Инвесторы) transfer cash funds to CFF;
  • Bank-Manager (Банк – Управитель) manages the funds;
  • Cash funds for construction financing come to Constructor (Застройщику);
  • Constructor (Застройщик) finishes the construction of the investment object, puts into the operation;
  • Investors (Инвесторы) obtain the documents, confirming the right of property for the real estate (dwelling).
