Loans on the security of property rights for real estate, which will be built in future
OJSC «Kreditprombank» offers to construction organizations, providing dwelling construction, loans on the security of constructing technique, estate and/or property rights for real estate, which will be built in future, on the following scheme:
- The bank grants the loan to the constructing organization (Constructor) by opening tranche credit line on the security of constructing technique, estate and/or property rights for real estate, which will be built in future at the expense of Financing Construction Fund áàíê (FCF) organized by the bank as a FCF Trustee for Constructor’s objects;
- Bank accumulates cash funds of investors-proxies obtained as a due according to the schedule of financing and the estimation of the construction, completed earlier;
- If necessary, the bank grants proxies on the security pf property rights for investment objects in consistence of estate, which will be built in future by the Constructor;
- From the amount of cash funds transferred on the current account of the Constructor, bank performs writing off, in the ratio discussed with the Constructor before, parts of the fund transfer to loan repayment till complete repayment of the loan amount.
This scheme is very important in the case of organization of the dwelling (apartments) sales on the stage of construction of 1-2 floors of the residential building (complex), when investors see the real results of the construction. O the first stage the bank grants the loan to the Constructor, when the due comes from Proxies on the later stage the bank performs at the expense of these funds partial repayment till complete pay off, saving the Constructor from further efforts to serve the loan (credit line).
