MINIMAL REQUIREMENTS OF STATE MORTGAGE INSTITUTION TO MORTGAGE LOANS

| Loan is provided for: | Purchase in ownership of a separate residential house or a separate flat:
- For permanent living;
- For leasing.
Improvement of the quality of separate residential house or a separate flat. |
| Location of property: | Territory of Ukraine. |
| Who can obtain a loan: | Citizen of Ukraine, capable and competent person in the age of 18 years as a minimum at the moment of mortgage loan issue. Mortgage loan has to be repaid before the achievement of pension age. |
| Loan term: |
- For purchasing in property separate residential house of separate appartment from 5- up to 30- yeras;
- For improving the quality of separate house of reparate appartment up to 5- years

| Mortgage loan amount: | Maximum size of loan amount per one borrower depending on the location of real estate is set as follows:
- UAH 1000 000– Kiev;
- UAH 750 000– Sevastopol, cities with population over 1 mn and satellite towns;
- UAH 500 000– other cities of regional importance;
- UAH 300 000– towns of district importance
- UAH 200 000–other towns and villages.
Minimal size of loan amount per one borrower – UAH 25 000 |
| Lending rate: | Interest rate for mortgage loan use:
- 17,00% |
| Up-front fee: | 1,5% |
| First contribution: | 25% |
| Documents necessary to obtain a loan: | 1. Application-questionnaire for mortgage loan.
2. Passport copies of the borrower.
3. Copies of identity number certificate of the borrower.
4. Copy of marriage (divorce) certificate of the borrower.
5. Originals of documents to prove income
6. Original of Form #3 reference on place of registration of children if they are members of family of the borrower.
7. Copy of title document for property to be purchased for loan funds.
8. Copy of Bureau of Technical Inventory certificate for the property.
9. Original of expert opinion of independent valuer of collateral department of the bank.
10. Copy of technical passport for the property.
11. Copy of passport of seller
12. Copies of identity number certificates of the seller and his/her spouse.
13. Copy of marriage (divorce) certificate of the seller
14. Copy of notarized consent of the spouse of the seller for the sale of property.
15. Original of Form #3 reference on the persons registered in the property to be sold.
16. Originals of references from respective organizations about absence of debt under utility payments for the property to be sold |
