  Residence loans on primary market

NEW PROPERTY:



Purchase of property on primary market can be done through lending programme of Kreditprombank implemented with construction finance funds. For purchase of a flat on credit the bank does not require additional collateral, instead, property rights for real estate in construction are pledged.

The purpose of lending under this programme is to invest funds in construction of flats and premises of non-residential destination located in residential buildings.
Loan repayment is made monthly, in equal parts, with interest accrual on the balance of indebtedness or on equal parts scheme.

Under this programme reduction of interest rate on loan is provided after the building is put into operation.

Early repayment is possible without penalties, which is convenient for clients who plan to repay their mortgage before the agreed term.

After the investment site is put into operation, it becomes possible to obtain a loan for consumer needs.

TERM OF LENDING:

  • Up to 33 years inclusive - for purchase of residential property;
  • Up to 15- years inclusive - for purchase of non-residential (householding and commercial property);
  • Up to 10 years inclusive - for consumer needs after the site was put into operation and additional collateral appraisal was made subject to monthly loan repayment with equal parts.

For purchase of property of non-residential householding destination, advance payment is 35% regardless the region and value.

The size of advance payment can be reduced providing the insurance of financial risks or provision of additional collateral.

   Additional costs** :
1. Services of the bank:
  • loan applications fee - UAH 500 paid on the day of loan disbursement.
2. Insurance services:
  • of the pledged property - 0,25 - 0,3 % of collateral value (insured after putting into operation);
  • accident insurance - 0,3 - 0,55% of loan amount if loan amount is not less than USD150 000 (inclusive);
  • Life - from 0,28-2,0% of loan amount by decision of Credit-Investment Committee of the bank and/or Credit committee of the branch.
3. Notary services:
  • Execution of CFF participation agreement – pursuant to the tariffs of certain notary in the region
  • Execution of property rights assignment agreement - pursuant to the tariffs of certain notary in the region
  • execution of mortgage agreement - pursuant to the tariffs of certain notary in the region

4. State duties:
  • When property is pledged to the bank - 0,1% of collateral value;
